The site has been mass graded and has <br />no significant tree stands. The storm water management system that was previously constructed <br />will be upgraded and will incorporate additional improvements to meet current standards. <br />4. A creative use of land and related physical development which allows a phased and <br />orderly transition of varying land uses in close proximity to each other. <br />The master planned Town Center anticipated a mix of residential, commercial, office and public <br />uses. This project will allow development of the residential block. <br />5. An efficient use of land resulting in smaller networks of utilities and streets thereby <br />lowering development costs and public investments. <br />The residential development will use existing streets and trunk utilities, which will reduce the <br />development costs and required public investments. <br />6. Promotion of a desirable and creative environment that might be prevented through the <br />strict application of City zoning and subdivision regulations. <br />The purpose of the Town Center PUD was to create a mixed use development that could not <br />otherwise have been constructed under the standard zoning and subdivision regulations. <br />BE IT FURTHER RESOLVED by the City Council of The City of Lino Lakes hereby <br />establishes that Woods Edge shall be developed in accordance with the standards in the Lino <br />Lakes Town Center Design & Development Guide as amended by Ordinance No. 06-16. <br />BE IT FURTHER RESOLVED by The City Council of The City of Lino Lakes hereby <br />approves the PUD Development Stage Plan/Preliminary Plat for Woods Edge subject to the <br />following conditions: <br />1. The applicant shall address all comments in the WSB Plan Review Letter dated June 2, <br />2016. <br />2. The applicant shall address all comments in the May 25, 2016 Environment Board Staff <br />Report addressed. <br />3. Rice Creek Watershed District (RCWD) must approve the wetland delineation and the <br />applicant must comply with all conditions. <br />4. The plans shall provide a minimum private street width of 26 feet back to back. <br />5. Trail corridors shall be a minimum of 20 feet wide. The trail easement in Outlot C should <br />be revised. <br />6. Driveways shall be a minimum of 22 feet long. <br />7. Air conditioning units and other mechanical equipment must be screened from adjacent <br />2 <br />
