There is an existing private drive that serves the senior housing project to the north. A new <br />private street connection to this private drive is proposed. The applicant should work with the <br />adjacent landowner to ensure that the easements are in place to address access and maintenance <br />for both sites. <br />Sanitary Sewer <br />Sanitary sewer was constructed with the public streets in 2006 and provided 63 sewer services. <br />The sewer connections will be adjusted as needed and new connections added to service the 112 <br />homes. City engineering staff has reviewed the plans and indicated that the existing lift station <br />can accommodate 90 proposed units and the remaining 22 units will gravity flow to the west. <br />The applicant will need to comply with the city engineer's conditions. <br />Water Supply <br />The trunk water mains and connects were constructed in the streets in 2006 and across the site to <br />serve adjacent properties. As part of this project, the developer will add additional connections to <br />serve the 112 units, relocate and add hydrants as needed. The applicant will need to comply with <br />the city engineer's comments. <br />Stormwater Management <br />There are two existing stormwater ponds on Outlot B (one on the north and one on the south), <br />that were constructed as part of earlier phases of the Town Center project. The proposal has <br />slightly less impervious surface coverage than the original proposal that the ponds were designed <br />to accommodate. However, the stormwater rules have changed since the project was originally <br />approved and the applicant is now proposing to add infiltration areas adjacent to these existing <br />ponds to provide additional required volume and rate control. The applicant must comply with <br />all city engineering requirements. <br />Wetlands <br />There is one existing wetland on the adjacent City parcel (Outlot C, The Village No. 3) to the <br />east. The Rice Creek Watershed District (RCWD) is the Local Governmental Authority (LGU) <br />for the Wetland Conservation Act and they are reviewing the wetland delineation report. The <br />applicant will need to comply all conditions from the RCWD. <br />Landscaping/Tree Preservation <br />There are no significant trees on site. Existing boulevard trees are in place along the Town <br />Center Parkway. The developer states that these existing trees will be maintained in their current <br />location where feasible. No other existing trees are located on the property. <br />The landscape plan shows 154 new trees and 186 shrubs where 90 trees and 186 shrubs are <br />required. They are also showing an additional 1,426 foundation planting shrubs on site. This <br />exceeds the ordinance requirements. The Environmental Board reviewed this item at their May <br />3 <br />
