conditions of approval. <br />6. The applicant must provide a final wetland mitigation plan for City review and <br />approval. <br />7. The applicant must provide a fmal floodplain impact and mitigation plan for City <br />review and approval. <br />8. The applicant must provide lighting fixture details to ensure compliance with <br />ordinance lighting standards. <br />9. All sides of the principal and accessory structures are to have essentially the same or <br />a coordinated harmonious fmish treatment pursuant to § 1007.043 (2) of this <br />Ordinance. The site plan must be revised to show the location of the guard house to <br />ensure setbacks would be met and material details must be provided to ensure <br />harmonious fmish treatment. <br />10. All mechanical equipment, such as air handling units located anywhere on the <br />property, including rooftop equipment, shall be screened from view from adjacent <br />streets, public rights of way, and adjacent properties. Final details must be provided <br />with the fmal plans to ensure compliance. <br />11. The plans shall be revised to provide a wall on the east and west side of the enclosure <br />with a wood composite fence/gate on the south. Exterior wall or fence treatment shall <br />be similar and/or complement the principal building. <br />12. The Site Plan shows a 40 -foot street easement for 21st Avenue. This must be revised <br />to show a 40 -foot street right-of-way. <br />13. The applicant must provide final construction details for construction of 21st Avenue, <br />including all wetland, floodplain and ditch permits. City Engineer's memo notes that <br />additional information is required to facilitate these permits. <br />14. An access easement agreement between the affected properties must be provide to <br />allow the shared access between Lot 1 and Outlot B. <br />15. The applicant shall provide turning radius exhibits to show that the vehicles can <br />maneuver through the site to the docks and to the storage areas. <br />16. Fire access shall be reviewed and approved by the City prior to fmal plan approval. <br />17. The landscape plan shows landscaping in the planned drive aisle between Lot 1 and <br />Outlot B. The conifer trees in this location must be increased from the proposed 6 feet <br />to 8 feet at planning. <br />18. All signage must comply with City Code requirements. <br />19. The existing billboards (off -premises signs) are legal, non -conforming signs and are <br />allowed to remain, but shall not be allowed to be relocated. <br />3 <br />
