Consider First Reading of Ordinance No. 07-16, Rezoning <br />Certain Real Property from LI, Light Industrial to PUD, <br />Planned Unit Development <br />iii. Consider Resolution No. 16-76, Approving Development <br />Stage Plan and Preliminary Plat, Clearwater Creek <br />Business Park <br />VOTE REQUIRED: 3/5 <br />INTRODUCTION <br />The applicant has submitted a land use application for a Rezoning to Planned Unit Development <br />(PUD) and PUD Development Stage/Preliminary Plat review. The proposed development is for <br />Clearwater Creek Business Park located in the northeast quadrant of Cedar Street and 21st <br />Avenue. I -35E is the eastern border of the site. <br />The 56.45 acre site is bisected by Judicial Ditch No. 3 (Clearwater Creek), which separates the <br />northern third of the site from the remainder. The applicant is proposing to create 1 lot and 2 <br />outlots. Lot 1 would be developed with a 402,552 square foot distribution center and the outlots <br />would be available for future development. <br />The Land Use Applications are: <br />• Rezone property from Light Industrial (LI) to Planned Unit Development (PUD) for Lot <br />1, Block 1 <br />• <br />• PUD Development Stage Plan/Preliminary Plat <br />BACKGROUND <br />The Planning & Zoning staff reports dated June 8, 2016 and July 13, 2016 details the project <br />(attached). The project is generally consistent with the Comprehensive Plan, the AUAR and City <br />ordinances. <br />1 <br />
