AUAR Mitigation Item 11.1. The AUAR highlights this area as part of the Conservation <br />Design Framework (CDF) with a future greenway corridor and trail from Cedar Street <br />north through the property. Clearwater Creek (JD3) is located within the parcel and a 100 <br />foot buffer is recommended per the mitigation plan. This measure is satisfied by the <br />creation of a natural corridor running parallel with the creek. <br />• A 50 foot conservation easement is proposed on Outlot A measured from the <br />centerline of the ditch. This should be adjusted to measure 50 feet from the <br />Top of Bank. Additional protections may be considered with future <br />development of this lot. <br />• Lot 1, which is being developed, establishes a buffer along the creek ranging <br />from 20’ in the far NE corner of the lot to over 150 feet in width along the <br />length of the creek. The area is further buffered by the construction of <br />stormwater management ponds between the buffer area and site parking <br />areas. The proposed conservation easement should be modified to include all <br />the area between the creek, stormwater ponds and parking area. <br />• A trail will be constructed along 21st Avenue with the future extension of 21st <br />Avenue to Cedar Street. <br />2. AUAR Mitigation Item 11.8. The AUAR requires an eagle nest survey. At the time of <br />the AUAR update (June 2015); the DNR did not have records of any eagle nests within 1 <br />mile of the project area. There are not many trees on the site, but those that are present
