Pin 17-31-22-21-0017 is a vacant lot, it is 0.82 acres. I have contacted the city regarding whether or not this lot is buildable at which they stated
that it is conceivably buildable. It is noted that it would have to be smaller building constructed on this lot due to the size and shape. Having
said that, the value we have on that lot for taxes payable in 2017 is only $23,100, it appears this value has not changed for a number of years. I
cannot find any listing for sale for this lot and I’m not sure what your asking price is, but I do not believe we are overvalued on this lot.

Please contact me if you have any questions about this, I will present this information to the City Council members on Monday May 23rd 5:30PM,
this is the reconvene meeting I mentioned to you. If you should have any more evidence supporting a lower value on any of the properties do
not hesitate to send that over to me to take a look at prior to this meeting.

Thank You.

Molly Johnson
Senior Appraiser- AMA
Anoka County Assessor’s Office
2100 3rd Ave
Anoka, MN 55303
763-323-5497

pons
