2 <br /> <br /> <br />Comprehensive Plan Amendment <br /> <br />The applicant is requesting approval of two minor amendments to the Comprehensive Plan: <br /> <br />1. Land Use Guide Plan Map Amendment. The northwestern 10 acres of the development <br />is a parcel that is guided Urban Reserve in the Comprehensive Plan. The applicant is <br />requesting that this property be re-guided to Mixed Use to be consistent with the <br />remainder of the project. This piece was not part of the previous Hardwood Creek <br />project and consequently was not included in the original Mixed Use designation. <br /> <br />2. Utility Stage Plan Map Amendment. The southern 2/3 of the property is located in the <br />Stage 1A Planned Service Area (2008-2015) and the northern 1/3 of the property is <br />located in the Stage 1B service area. The applicant is requesting a map amendment to <br />modify the map for the northwestern 10 acres from Stage 3 (post 2030 service area) to <br />the Stage 1B service area. <br /> <br />Council Resolution No. 16-50 details the findings of fact regarding the comprehensive plan <br />amendment. <br /> <br />Rezoning <br /> <br />The property is currently zoned R, Rural and R-BR, Rural-Business Reserve and shall be <br />rezoned to PUD-Planned Unit Development. Council Ordinance No. 04-16 details the findings <br />of fact regarding the rezoning. <br /> <br />The rezoning is consistent with the Zoning Ordinance and Comprehensive Plan. In order to <br />provide maximum PUD flexibility and adapt to changing market demands, detailed civil, <br />grading and landscaping plans and architectural design standards, floor plans, elevations, <br />exterior materials, styles and color packages will be reviewed and approved with each PUD <br />Final Plan/Final Plat. <br /> <br />PUD Development Stage Plan/Preliminary Plat <br /> <br />The PUD Development Stage Plan/Preliminary Plat is consistent with the goals and policies of <br />the comprehensive plan. The preliminary plat complies with the subdivision ordinance. <br /> <br />Council Resolution No. 16-51 details the findings of fact regarding the PUD Development <br />Stage Plan/Preliminary Plat. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
