The revisions were primarily to address traffic <br />and access in the north part of plat by Street D. The following are our review comments that <br />should be responded to in writing by the applicant. These are in addition to the previous <br />comments memo to Katie Larsen dated April 6, 2016: <br /> <br />GRADING, EROSION AND SEDIMENT CONTROL <br /> <br />1. The grading, erosion and sediment control preliminary plat documents need to be <br />submitted with the proposed changes for review. We do not anticipate any significant <br />changes to the proposed layouts with relation to grading, erosion and sediment control <br />preliminary. <br />2. The surface water emergency overflow for lots 127 – 116 needs to be detailed with the <br />addition of Street V access to Street C in consideration with the grades for the ghost plat. <br />The objective is to avoid additional rear yard storm sewer in the future. A profile of <br />Street V should be rough drafted to avoid replacing the roadways stubs and associated <br />yard grading. This will help ensure drainage can be addressed in the low area between <br />the two plats. <br /> <br />STORMWATER MANAGEMENT <br /> <br />1. The stormwater management design and calculations need to be updated and re- <br />submitted with the proposed changes for review. We do not anticipate any significant <br />changes to the proposed layouts with relation to the storm sewer system. <br />2. The side yard storm sewer on narrow lots needs to be coordinated with the building plans. <br />No overhanging windows or window wells can be installed. A clear 20 feet needs to be <br />provided. The applicant shall provide a summary of side yard storm sewer with pipe <br />depths and a summary of how future access for maintenance will be accommodated. <br />
