Removal of one driveway at 325 Birch Street (Apitz Garage) <br />2. Right In/Right Out movements <br />a. 325 Birch Street <br />b. Lakota Trail <br />c. Hokah Drive (north and south of Birch Street) <br />3. Future ¾ access intersection at Total Trail <br />4. Removal of private driveways onto Birch Street when feasible <br />5. Future cul-de-sac or loop without access to Birch Street on subject property <br />6. Full Access at Tomahawk Trail <br /> <br />Anoka County Highway Department Access Spacing Guidelines also dictate intersection <br />and signal spacing along county road. Full movement intersection spacing is typically <br />allowed every ¼ to ½ mile. Signal spacing is typically allowed every ½ mile. <br /> <br />In 2012-2013, road and signal improvements were installed at CSAH 34 (Birch Street) <br />and Ware Road consistent with the CSAH 34 Corridor Study and Anoka County <br />Highway Department Access Spacing. These improvements were installed to <br />accommodate traffic from Sprit Hills Center (commercial development), Spirit Hills <br />(current residential development), Shenandoah 3rd Addition (current residential <br />development) and Subject Site (future residential development) <br /> <br />Hokah Drive was reconstructed in 2015. <br /> <br />A Traffic Study was prepared by SRF Consulting Group, Inc. dated May 12, 2016 for the <br />St. Clair Estates development proposal.
