11 <br />--Outside Shoreland <br />District 40% Reviewed at building <br />permit <br />--Within Shoreland District 30% Reviewed at building <br />permit <br /> <br />1Net area required is 10,800 s.f. of contiguous buildable land measured upland from a 10 feet <br />buffer extending outward from the delineated wetland boundary <br /> <br />Building Requirements <br /> <br />At the time of building permit, each individual single family dwelling unit will be <br />reviewed for compliance regarding floor area, garage and design and construction <br />standards. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for low density residential <br />development and zoning code requirements for R-1, Single Family as discussed above. <br /> <br />Blocks and Lots <br /> <br />The preliminary plat has 35 single family lots and 6 outlots. Outlots A and C are for <br />stormwater ponds. Outlot B is wetland area. Outlot E is for an emergency access trail to <br />Birch Street. One block is approximately 1,100 linear feet long. A pedestrian way is <br />suggested on blocks over 900 but due to the wetlands on the east and existing <br />neighborhood on the west, no connection is warranted. <br /> <br />Lots 3 and 4, Block 1 are uniquely shaped lots but meet lot width and size requirements. <br />Driveways to these lots are 12 feet wide at the right of way. <br /> <br />Comments: <br /> <br />1. Outlots D and F do not meet the requirements for platting outlots and shall be <br />combined with adjacent outlots. <br />2. No lots shall extend into the delineated wetland boundary. <br />a. Lots 19, 20 and 23, Block 1 shall be revised. <br />3. Lot 23, Block 1 does not meet the 80 foot lot width requirement and shall be <br />revised. <br />4. It shall be noted that Lot 9, Block 1 will have limited ability to construct <br />accessory structures or deck due to 150 feet setback requirement from OHWL. <br />5. The driveways on Lot 3 and Lot 4, Block 1 shall be a minimum of 10 feet apart at <br />the right of way. <br /> <br />Streets and Alleys <br />
