I-35E is the eastern border of the site. <br /> <br />The 56.45 acre site is bisected by Judicial Ditch No. 3 (Clearwater Creek), which separates the <br />northern third of the site from the remainder. The applicant is proposing to create one lot and two <br />outlots. Lot 1 would be developed with a 402,552 square foot distribution center and the outlots <br />would be available for future development. <br />Previous Council approvals include: <br />• Resolution No. 16-76 approving PUD development stage plan and preliminary plat <br />• Ordinance No. 07-16 rezoning the property to PUD
