1 <br /> <br />CITY COUNCIL <br />AGENDA ITEM 6A <br /> <br /> <br />STAFF ORIGINATOR: Katie Larsen, City Planner <br /> <br />MEETING DATE: October 24, 2016 <br /> <br />TOPIC: Consider Resolution No. 16-135 Approving Third Amendment to <br />PUD Development Stage Plan/Preliminary Plat for Century Farm <br />North <br /> <br />VOTE REQUIRED: 3/5 <br /> <br /> <br />INTRODUCTION <br /> <br />Century Farm North is a residential Planned Unit Development (PUD) in northwest Lino Lakes <br />and was approved in 2003. It includes a mix of housing styles including typical single family <br />lots, single family airpark lots with hangars, single family detached townhomes (individual <br />house lots located within a commonly owned yard lot) and attached townhomes. <br /> <br />There have been six (6) final plats and two (2) PUD amendments to date. The first amendment <br />allowed for the conversion of 16 single family detached townhomes to 16 single family lots. <br />The second amendment expanded the preliminary plat boundary to include the Morell 1 acre <br />parcel, realigned Robinson Drive and created new parcels. <br /> <br />The proposed third amendment to the PUD is to allow for side yard setbacks of 7.5 feet on both <br />sides of either the principal or attached accessory structures on platted lots in Century Farm <br />North 6th Addition. <br /> <br />This staff report is based on the following plan sets: <br /> <br />• Revised CO, Title Sheet and PP, Preliminary Plat prepared by Plowe Engineering, Inc. <br />dated September 19, 2016 <br />• Buildable Area Exhibit prepared by Plowe Engineering, Inc. dated September 19, 2016 <br />• House Plans (Cheyenne, Freeport, Holland) prepared by Capstone Homes dated August <br />31, 2016 <br /> <br />BACKGROUND <br /> <br />The PUD Final Plan/Final Plat of Century Farm North 6th Addition was approved in June 2016 <br />by Resolution No. 16-43. The plat contains 29 single family lots. The required side yard <br />setbacks are 10 feet from the principal building (house) and 5 feet from the attached accessory <br />building (garage). The 5 foot accessory setback does not allow for any principal structure <br />above or behind the accessory structure. <br />
