No encroachment shall be permitted in the drainage and utility easement. The house <br />plans show the air conditioning units on the side of the house but in many cases, the units will <br />need to be in the rear yards. <br /> <br />Each lot must be able to provide for a minimum 10’x10’ deck if the house plan shows a main <br />floor patio door. The certificate of survey submitted with the building permit shall show the <br />location of a future deck to verify compliance. <br /> <br />RECOMMENDATION <br /> <br />The Planning & Zoning Board held a public hearing on October 12, 2016. There were no <br />public comments. The Board recommended approval of the PUD amendment with a 5-0 vote <br />with the addition that Lot 8, Block 1, Century Farm North 6th Addition maintain a 10 foot side <br />setback from the east property line due to the fact there is an existing house located on the <br />adjacent lot. <br /> <br />The City Engineer provided a comment letter dated October 5, 2016 stating they had no issues <br />with the proposed side yard setbacks. <br /> <br />Staff recommends approval of the third PUD amendment to Century Farm North subject to the <br />conditions listed in Resolution No. 16-135. <br /> <br />ATTACHMENTS <br /> <br />1.
