The development is compliant with zoning, subdivision and other city ordinances. Lot widths <br />and lot sizes exceed the minimum requirements. <br />Accessory Structure Agreement <br />The site has 1 existing single family home and 2 detached accessory structures. The single <br />family home will be removed. <br />The 2 detached accessory structures must also be removed because accessory structures are not <br />allowed without a principal structure and the allowed square footage of attached and detached <br />accessory structures is 1,200 s.f. The existing accessory structures plus the new attached <br />garages exceed this limit. The applicant has requested the 2 detached accessory structures be <br />allowed to stay for a period of time. The City Attorney drafted the attached Accessory <br />Structure Agreement to ensure removal of the structures prior to conveyance, establish a sunset <br />date and require a cash security deposit by the developer. <br />RECOMMENDATION <br />The Planning & Zoning Board held a public hearing on August 10, 2016. Public comments <br />included concerns regarding tree removal, landscaping and building design standards. The <br />Board voted 5-0 in favor of the preliminary plat. <br />The Board and staff recommend approval of the preliminary plat and Accessory Structure <br />Agreement for Chavez Preserve with the conditions listed in the resolutions. <br />ATTACHMENTS <br />1.
