CITY OF LINO LAKES <br />RESOLUTION NO. 16-100 <br />APPROVING PUD FINAL PLAN/FINAL PLAT FOR WOODS EDGE <br />WHEREAS, the City has received an application for PUD Final Plan/Final Plat for Woods Edge <br />hereafter referred to as "Development"; and <br />WHEREAS, City staff has completed a review of the "Development" based on the following: <br />• Application and plans submitted to the City on July 18, 2016. <br />• Revised plans received by the City on August 19, 2016 and August 26, 2016. <br />• Revised building plans and elevations received by the City on August 24, 2016. <br />WHEREAS, a public meeting was held before the Planning & Zoning Board on August 10, <br />2016 and the Board recommended approval of the "Development"; and <br />NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino Lakes <br />hereby makes the following: <br />FINDINGS OF FACT <br />Per Section 1007.024(1) Purpose and Intent, the PUD, by allowing deviation from the strict <br />provisions of this Ordinance related to setbacks, heights, lot area, width and depths, yards, etc., <br />by conditional use permit or a mixture of uses by rezoning to a PUD District, is intended to <br />encourage: <br />1. A development pattern in harmony with the objectives of the Comprehensive Plan. <br />The residential development is consistent with the goals and policies of the comprehensive plan <br />which anticipated development of this residential block as part of the mixed use Lino Lakes <br />Town Center. Woods Edge is consistent with land and density requirements and provides market <br />driven housing products that support life -cycle housing. <br />2. Innovations in development that address growing demands for all styles of economic <br />expansion, greater variety in type, design, architectural standards, and siting of <br />structures through the conservation and more efcient use of land in such developments. <br />The project site was planned as the residential neighborhood block with the mixed use Town <br />Center. The development will add urban townhomes in this planned development. This master <br />planned community offers housing options not available nowhere else in the community. <br />3. The preservation and enhancement of desirable site characteristics such as existing <br />vegetation, natural topography and geologic features and the prevention of soil erosion. <br />The site has limited natural desirable site characteristics. The site has been mass graded and has <br />no significant tree stands. The storm water management system that was previously constructed <br />will be upgraded and will incorporate additional improvements to meet current standards. <br />
