the point of intersection with a line drawn through the point of beginning and <br /> parallel with the West line of the Southeast Quarter of Southeast Quarter; thence <br /> Southerly, along said line, a distance of 658.75 feet to the point of beginning; and <br /> WHEREAS, City staff has completed a review of the proposed"Development" based on <br /> Civils submitted by Loucks dated 09/12/16 and revised 9/23/16; and <br /> WHEREAS, a public hearing was held before the Planning & Zoning Board on October <br /> 12, 2016, and the Board recommended approval of the conditional use permit amendment <br /> and site plan review. <br /> NOW, THEREFORE BE IT RESOLVED by The City Council of The City of Lino <br /> Lakes hereby makes the following: <br /> FINDINGS OF FACT <br /> 1. The proposed development application has been found to be consistent with the <br /> policies and recommendations of the Lino Lakes Comprehensive Plan including: <br /> a. Land Use Plan. <br /> b. Transportation Plan. <br /> w <br /> c. Utility (Sewer and Water) Plans. <br /> d. Local Water Management Plan. <br /> e. Capital Improvement Plan. <br /> f. Policy Plan. <br /> g. Natural Environment Plan. <br /> The proposed school renovation is consistent with the Land Use, Transportation, <br /> Utility, Local Water Management, Capital Improvement, Policy and Natural <br /> Environmental Plans as detailed in the October 12, 2016 Planning& Zoning Staff <br /> Report and November 14, 2016 Council Staff Report. <br /> 2. The proposed development application is compatible with present and future land <br /> uses of the area. <br /> The proposed school renovation is compatible with present and future land uses. The <br /> property to the north is zoned PSP, Public and Semi-Public and is guided for <br /> Civic/Institutional. The properties to the north and west are zoned rural and the <br /> properties to the east and south are zoned single family residential. All properties in <br /> 2 <br />
