Signs: Signage locations have been indicated on the site plan. We <br />would advise the applicant that sign permits will be required for <br />any signage which must comply to the City's Sign Ordinance. <br />Utilities, grading and drainage: Plans relating to utilities, <br />grading and drainage shall be subject to the review and approval of <br />the City Engineer. City sewer and water are available to serve <br />this site from 4th Avenue. <br />In summary, the Planning and Zoning Board recommended approval of <br />the site plan at their January 10, 1996 meeting with the conditions <br />listed below. City Staff woul ad ondition that a Special <br />Security Services agreement be " pith the Lino Lakes Police <br />Department* <br />1. Proper building permits be obtained prior to construction, <br />the building permits shall include utilities fees as calculated by <br />the City Engineer. <br />2. Proper sign permits be obtained prior to any sign <br />installation. <br />3. Final utility, drainage and grading plans shall be approved <br />by the City Engineer. <br />4. The parking area shall be provided with a hard surface with <br />concrete curb and gutter surrounding all access drives and parking <br />areas. <br />5. Existing screening shall be maintained along Lilac <br />6. The County shall provide additional street lighting <br />following locations: <br />- 4th Avenue at Lilac Drive <br />- 4th Avenue at Apollo Drive <br />- Lilac Drive just east of Patti Drive <br />- Lilac Drive at Apollo Drive <br />Drive. <br />at the <br />note: Recommendation No. 7 indicated in the P & Z minutes from <br />1/10/96 may be eliminated as there is no longer a need for a <br />variance. <br />OPTIONS <br />1.
