CITY COUNCIL MARCH 25, 1996 <br />Performance Standards - As a condition of development approval, all applicable City <br />performance standards must be satisfactorily met. Compliance with such standards will <br />be evaluated in the site plan/conditional use permit review. <br />The Planning and Zoning Board unanimously recommended approval of the proposed <br />rezoning with the following conditions: <br />1. A final plat document be provided indicating Lot 1 as the school site and Lot 2 as <br />the Industrial parcel to the north. <br />2. The City's Land Use Plan be amended to indicate the property as PSP. <br />Minor Subdivision - The Centennial School District is requesting permission to combine <br />six parcels of property to create a two lot subdivision. The consolidation of the school <br />site area and the creation of the two lot subdivision would meet the requirements of the <br />Zoning Ordinance pertaining to lot area and width. The industrial parcel will be <br />approximately 7.7 acres and the school site approximately 64 acres in area. In addition, <br />this subdivisign would provide a clean legal description for the school site and the <br />industrial property to the north. <br />The Planning and Zoning Board unanimously recommended approval of the subdivision <br />to combine six parcels and create a two lot subdivision with the condition that a final plat <br />document be provided to the City Council and that drainage easements be shown on the <br />plat. <br />Site Plan/Conditional Use Permit - Excerpts from the Northwest Associated <br />Consultants (NAC) report of February 8, 1996, detailing the site plan/conditional use <br />permit review for the proposed Centennial middle school were given to the Council <br />Members in their packets. The Planning and Zoning Board, at their March 13, 1996 <br />meeting, recommended on a four to one vote to approve the site plan/conditional use <br />permit for the middle school with the following conditions: <br />1. On-site traffic control signage must identify entry, exits, one -ways, no parking <br />along fire hydrants, etc. <br />2. The site plan dated March 7, 1996 be made a part of the permit approval. The <br />plan includes building configuration, parking including the appropriate <br />handicap parking, athletic field locations, accessory buildings, trailways, etc. <br />3. Signs for the proposed site shall conform to the City Sign Ordinance. <br />4. The tree preservation plan and landscape/fencing plan dated March 7, 1996 be <br />made a part of this permit and approved by the City Forester and Police <br />Department for CPTED compliance prior to installation. <br />PAGE 16 <br />
