STAFF ORIGINATOR <br />DATE <br />TOPIC <br />Mary, Kay Wyland <br />April 26, 1996 <br />Emtech, 400 Apollo Drive, Site Plan Review <br />Emtech Inc. is one of the first businesses to have located in the <br />Apollo Business Center. They do custom manufacturing, plastic <br />molding, and precision machining. Their employee base is currently <br />28 <br />This request is to allow the construction of a 5400 square foot <br />plastic shop addition and a 3800 square foot machine shop addition. <br />The property is Zoned Light Industrial and located on 2.18 acres. <br />The City's Land Use Map indicates the property as Industrial. <br />EDAB has reviewed this request and would support the building <br />additions as proposed. TIF Financing is not proposed for this <br />construction. <br />SITE PLAN REVIEW: <br />SETBACKS: The building addition will be constructed 20' from the <br />rear property line which is within the requirements of the Zoning <br />Ordinance <br />BUILDING EXTERIOR The building addition will be precast concrete <br />Panels, the same construction as the existing structure. <br />BUILDING HEIGHT: The proposed addition will blend .with the <br />existing facility and match in design and height.. The factory area <br />is 16' in height and the office area .12'. The maximum height <br />allowed in the Light Industrial Zoning District is 45'. <br />GREEN AREA: A minimum green area of 101 is required by the Zoning <br />Ordinance, this will be met with the proposed site plan. <br />OFF-STREET PARKING: A total of 38 parking stalls will be provided <br />and should include 2 handicapped spaces and 1 van accessible space <br />per ADA Rules. and Regulations. The parking provided will meet the <br />requirements of the City's.Parking Ordinance for this.site <br />CIRCULATION AND ACCESS Accessto the site. is provided f <br />Drive and will not be altered.,..:. <br />LANDSCAPING: The . landscaping plan has .been .revie <br />by the City Forester. <br />LIGHTING A lighting plan was reviewed by our..
