DLC -0A -1'7495 16:34
LOC 612 595 9837 P.04/04
The Life Cycle: Type (Non -Single Family Detached)
In 1990, only five percent of Lino Lakes total housing stock consisted crf non -single family
housing alternative. Since 1990, multiple family development has not kept pace with the
City's single family housing units. This has likely further reduced the City's current
percentage of alternative housing types
in looking to the future, greater housing diversity is necessary to meet local housing
demand as well as be supportive of the City's economic development efforts. To respond
to this type of housing, the City must identify locations where the housing types are
compatible and well served. The current zoning map provides very limited opportunity for
multiple family development. Along with land availability, Lino Lakes presently does not
offer a strong commercial core or public transit that may encourage higher density
residential. In undertaking the Comprehensive Plan update in 1996, each of these
housing diversity issues must be addressed.
The provision of housing diversity is beneficial to the City of Lakes, however, the market
will dictate how quickly the City will achieve it. In establishing a housing diversity goal, the
35% benchmark may be acceptablp provided it is recognized that compliance may not be
immediately accomplished.
TOTAL P.04
