It will be a privacy fence of redwood or cedar. <br />Ms. Wyland stated that the fence height is limited to six feet and will extend from the rear of <br />the garage to past the rear property line. <br />Mr. Mower stated that to comply with City regulations, 30 parking spaces are required. <br />Angle parking is difcuk to use, and 90 -degree parking forces the building to the back of the <br />lot. <br />Mr. Gelbmann asked if the parking lot could be moved to the east to maintain the trees and <br />screening at the back of the property. <br />Mr. Mower stated that the layout of the site already extends to the easterly setback. <br />Mr. Gelbmann asked the numb of dentist rooms on both floors. <br />Mr. Mower stated that the practice area is the upper floor with nine rooms, but it would be <br />difficult to fit. nine practitioners in at one time. The lower floor will be used for storage. <br />Mr. Herr expressed concern about lights shining into residential areas and asked what type <br />of lighting will be used. It is important that the light be cut off with precision lighting. <br />Mr. Mower stated that there will be a few overhead lights. Low Bollard lights are being <br />considered. <br />Ms. Wyland added that City ordinance requires lighting that is restricted. <br />Mr. Mower asked for clarification of condition No. 2 which refers to requiring a pedestrian <br />trail and the reference to wildflowers in condition No, 3. • <br />Ms. Wyland stated that the trail should be 8 feet wide, graded and finished with crushed rock <br />in " the existing right-of-way. The City Engineer and City Forester have plans and <br />specifications to review with Mr. Mower. The trail requirement is reasonable, as no park <br />dedication is being required. Condition No. 3 refers to planting the wildflowers correctly per <br />the City Forester. <br />Mr. Joe Barron, Rice Lake Estates, stated that his only problem with the development is the <br />driveway access off Blue Heron Drive. He and his neighbors would prefer to have the <br />development accessed from Highway 49 to eliminate excess traffic and protect neighborhood <br />children. <br />5 <br />
