Landscaping of the site shall be coordinated with the City <br />Forester prior to issuance of any building permits. <br />3., Signage shall conform to the City's Sign Ordinance and <br />proper permits obtained prior to installation. <br />A. RCWD Permits shall be obtained, if required, prior to any <br />site grading. <br />5. Utility, grading and drainage plans shall be reviewed and <br />approved by the City Engineer. <br />6. A variance for 20' on the front setback (Phelps Road) shall <br />be approved allowing a setback of 30'. The Variance setback <br />requested on the West property line is denied. <br />7. Concrete curb, gutter and bituminous paving shall be <br />provided for all access driveways and parking areas. <br />The Planning and Zoning Board reviewed this item and recommended <br />Options 1, approval of site plan with conditions outlined, and <br />Option 2, approve variance on Phelps Road and deny variance on west <br />property line. <br />1.
