The property is located within the Central Business <br />Zoning District and indicated as Business on the City's Land Use <br />Map. The CB District has no minimum requirements for lot width, <br />depth or area. The property is approximately .62 acres in size. <br />There are no sewer and water utilities to serve the area. <br />The applicant is requesting a minor subdivision to add an 80 x 135' <br />(Tract B) parcel to the existing 164+ x 135' (Tract A) parcel from <br />an existing 19 acre (Tract C) parcel. Tract B and C are currently <br />zoned rural -executive. Staff originally recommended approval of <br />this minor subdivision to the Planning and Zoning Board with the <br />following conditions: . <br />1. Tract A and B shall be combined to provide for one legal <br />description and one taxed parcel. <br />2. (It is the _applicants <br />plan review in the future to <br />site improvements, a rezoning may be appropriate <br />The Planning and Zoning Board reviewed this item at their June 12, <br />1996 meeting and recommended approval of the minor subdivision with <br />the conditions outlined above. As Council is aware, this approval <br />was given prior to discussion with David Licht of NAC concerning <br />the upcoming Comprehensive Plan Review. At the Council Work <br />Session on June 18th, the Council directed staff to defer future <br />rezoning requests until completion of this Comprehensive Plan, <br />particularly in areas that may be subject to change ie: the Lake <br />Drive Corridor. For that reason, staff is recommending that <br />Council consider a denial of the subdivision request until such <br />time as the comprehensive plan review for this area is complete. <br />1. Deny minor subdivision. <br />2. Approve minor subdivision as recommended by the Planning and <br />Zoning Board with the conditions outlined above. <br />
