MEMORANDUM <br />TO: MAYOR, CITY COUNCIL AND CITY ADMINISTRATOR <br />FROM: PETER KLUEGEL, BUILDING OFFICIAL <br />DATE: JANUARY 10, 1995 <br />SUBJECT: YEAR END BUILDING REPORT <br />In 1994 building activity in Lino Lakes consisted of 566 total <br />building permits for a valuation of $26,713,028.00. 217 new homes <br />were built in 1994, a decrease of 158 from the previous year. <br />The average construction cost of a single family dwelling was <br />$111,253.00. <br />The Building Department has increased the plumbing and heating fees <br />effective January 1, 1995. These fees compare favorably with <br />surrounding communities. Handouts have been prepared for the <br />public to better illustrate code requirements for decks, reroofs, <br />guardrails and stairs. Building Department information for the <br />public will be published in the City quarterly newsletter in the <br />coming year. <br />A joint powers agreement with White Bear Township for shared <br />services on an as needed basis has been implemented for 1995. <br />I anticipate construction activity in 1995 to equal that which the <br />City experienced in 1994. Townhouse demand in Wenzel Farms and <br />single family development in Pheasant Hills 5th & 6th Additions, <br />Fox Trace, Oaks of Lino, Pine Ridge II & III, Baldwin Lakes e-- <br />II and Country Lake Estates will accommodate the new housing <br />starts. <br />
