Further it is recommended to retain <br />the Pine tree along the south property line to prevent straying balls from reaching Elm <br />Street_ <br />No fence has been indicated for the softball field. It is recommended that fencing be <br />provided in these areas to prevent balls entering wetland and adjacent properties. <br />Tennis Courts. The plan shows eight tennis courts. The orientation is north -south and <br />is appropriate. However, screening for the entire tennis court areas may be advisable in <br />consideration of adjacent residents to the south. According to the Zoning Ordinance, <br />courts shall not be located closer than 10 feet to any side and rear lot line and within any <br />required front yard. The chain link fence surrounding the tennis court may be extended <br />up to 12 feet in height. <br />Soccer/Football Field. The soccer/football field is located southwest of the property. <br />This is adjacent to the residential subdivisions and activities here may be a nuisance to <br />the adjacent property owners because of noise. Adequate screening/tree buffering may <br />be needed to help prevent this situation. A B feet fence is proposed around the field and <br />it is proposed to be used by the school only. <br />CONCLUSION <br />Based on the preceding reviews, it appears that justification exists to approve the <br />requested rezoning. Any rezoning should be subject to approval of the subdivision <br />oonsofdation.
