DEVELOPMENT <br />CORPORATION <br />ID <br />May 3, 1995 <br />Attention: Economic Development, City Council, and City Planning <br />City of Lino Lakes <br />1189 Main Street <br />Lino Lakes, MN 55014 <br />To whom it may concern, <br />Blue Heron, Ltd. proposes to build a 20,196 square foot building containing 6,720 <br />square feet of office and 13,440 square feet of warehouse. That may change, <br />depending upon the tenants. It also calls for the zoning to be light industrial, the <br />-site area being 2.38 acres, the green area is 26,000 square feet, with 25% for <br />GENERAL <br />landscaping and green and sod areas. The code in this particular project is the <br />1994 UBC code. The construction type of this building is V and it will have an <br />CONTRACTOR automatic sprinkler system for the green areas. It will also have fire protection or <br />fire sprinkling inside of the building. It will be located on Apollo Drive in the city <br />property of Lino Lakes. This will be a shared driveway for a project that will be <br />1600 going west of this particular building. This building is to be broken down into a <br />2500 square foot base, where as any one tenant can take 2500 square feet, 5000, <br />10,000, 15,000, or the whole building. It also has a dock level height in the back <br />JACKSON for semi's to drive up to for unloading and it also has drive in doors for the other <br />tenants. It has black top, which is five inches of base, two inches of wearing <br />surface, and an inch and a half of top surface. It also, depending upon the civil <br />STREET N.E. engineering, will have a medigation pond ori lower area for drainage in the <br />northeast corner of the lot. Outside'construction will be rock face block and <br />breakoff block design. It also will have reflective colored glass and colored <br />MINNEAPOLIS frames. It will have B6-12 curb in all of the sod areas and the parking areas. The <br />parking area will be 47 cars, which more than meets the standard for Lino Lakes, <br />MINNESOTA and the stripes will be painted white in accordance with the other parking sites in <br />the City of Lino Lakes. Please also note on this proposed project for the Blue <br />Heron 20,000 square foot building that all exterior trash areas are to be stored in <br />55413 seven foot high masonry enclosures to match the building. All rooftops HVAC <br />units will be screened with standings seam metal panels to match the building. We <br />will be glad to work with the city staffto do any recommendations made by City <br />612 Council, City Planning, or the City Staff. We are looking forward to a long <br />relationship and appreciate the amount of effort that the City of Lino Lakes has put <br />in this project. We will look forward to digging.
