8. The site plan is revised to illustrate required handicapped parking stalls. <br />9. The site plan is modified to illustrate exterior lighting locations. <br />10. The proposed site access locations are subject to review and approval of Anoka County <br />Highway Department. _ <br />11. If applicable, the site plan is revised to illustrate proposed trash handling areas. <br />12. All site signage comply with applicable provisions of the City Sign Ordinance. <br />13. All restrictive covenants are submitted for City review and approval. These covenants <br />must include the provision that limits occupancy to elderly residents. <br />14. The applicant enter into a development agreement with the City. <br />15. Comments from other City staff. <br />Following formal application and proper public hearing notification, our office recommends the <br />following: <br />1. Approval of the requested rezoning from R-4/PDO to R-1, Single Family Residential for <br />the western single family portion of the proposed subdivision subject to the following <br />conditions: <br />A. City approval of the Willow Ponds Subdivision. <br />2. Approval of the Willow Ponds preliminary plat subject to the following conditions: <br />A. All access points from County Road 12 are subject to approval by the Anoka <br />County Highway Department. <br />B. The submitted grading plan is subject to review and approval of the City Engineer. <br />C. The submitted utility plan is subject to review and approval of the City Engineer. <br />D. The Fire Chief provide recommendation in regard to preferable fire hydrant <br />locations. <br />E. Comments from other City staff. <br />3 <br />
