PLANNING & ZONING BOARD <br />JUNE 14, 1995 <br />Mr. Brixius indicated the developer has agreed <br />to all the stipulations imposed. <br />Chair Pro -Tem Robinson inquired as to why the applicant <br />would want a dock. Mr. Kirk Corsan, representing the <br />applicant, indicated the developer felt the dock would be <br />an amenity they would like to provide to the townhome <br />owners. <br />Chair Pro -Tem Robinson inquired if the DNR had any <br />concerns regarding the dock. Mr. Corsan indicated he had <br />spoken with the DNR and they indicated no concerns. <br />Mr. Corsan reviewed the changes made to the site plan. <br />He noted the developer would be grading the proposed park <br />area. The site would exceed the requirements for open <br />space. The site would be within the requirement <br />regarding density. <br />Mr. Corsan indicated the requested commercial site in <br />Phase 2 has been reduced from 1.7 acres to 1.5 acres. <br />Mr. Corsan provided the Board with photographs of similar <br />projects completed by the developer. <br />Mr. Corsan indicated the developer has met with the <br />neighborhood residents and addressed their concerns. <br />Mr. Johnson inquired as to the placement of mail boxes. <br />Mr. Corsan indicated the boxes would be constructed in <br />clusters. <br />Mr. Mesich asked what the addresses will be to the <br />townhomes. Mr. Corsan indicated each unit will be <br />numbered individually, in regards to the name of the <br />street, the City would be in charge of that. Mr. Powell <br />indicated there would be one name for the looped street. <br />Mr. Johnson inquired if the developer will be acquiring <br />the small portion of land near the development. Mr. <br />Corsan indicated the developer has spoken with the land <br />owner, but no formal agreements have been made. <br />Chair Pro -Tem Robinson inquired as to the small area <br />requested for commercial use. Mr. Brixius indicated the <br />developer has reserved the area, but rezoning would have <br />to occur and it would be during the Phase 2 review. <br />Mr. Johnson inquired if only Phase 1 was under review. <br />Mr. Brixius indicated that was correct. <br />Mr. Corsan indicated the only interested party thus far <br />regarding the commercial area, is a daycare. <br />8 <br />
