AGENDA ITEM V D <br />STAFF ORIGINATOR Bob Kirmis, NAC <br />DATE November 3, 1995 <br />TOPIC 95-31 Z, Esther Wenzel Noren, South of Aqua <br />Lane, Rezoning - PUBLIC HEARING <br />EXECUTIVE SUMMARY <br />Background <br />Ms. Esther Noren has submitted a request to rezone 1 7.0 acres of a j 15 acre tract of <br />land located south of Aqua Lane and east of Lake Drive from GB, General Business to R- <br />3, Medium Density Residential. The property also lies within the City's Shortland Overlay <br />District_ While the applicant is not formally pursuing subdivision of the + 15 acre tract at <br />this time, any rezoning approval shall be contingent upon property subdivision. <br />Attached for reference: <br />Recommendation <br />Exhibit A - Site Location <br />Exhibit B -- Detailed Site Location <br />Exhibit C Land Use Plan <br />Exhibit D - Concept Plan <br />The change in zoning is a policy decision for the City_ however, proposed multiple family <br />use of the subject site contradicts the City's land use plan which suggests commercial use <br />of the property.
