AGENDA ITEM IV A <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE January 7, 1994 <br />TOPIC Minor Subdivision, Francis Lichtscheidl, <br />582 Main Street <br />A+ <br />4R0uND. <br />The item involves a minor subdivision request to split off a 1.94 <br />acre parcel of property from a 37 acre site. The property is Zoned <br />R-1 and the Board may recall reviewing this item in July of 1993. <br />Since that time a new ordinance has come into effect which does <br />provide that "a habitable single family home constructed prior to <br />July 13, 1992 may reduce their lot size to a minimum of one acre if <br />the balance of the property results in a parcel of ten acres..." <br />This particular ordinance serves this site well. The balance of <br />the site (35.xx acres) is intended for future development when <br />utilities become available, while a family member currently resides <br />in the existing homestead. <br />Previous Council action, in 1985, approved the split of 5 acres <br />from the overall parcel. However, this subdivision was not <br />recorded. It is the staffs recommendation that splitting of the <br />1.94 acre parcel, rather than the previously approved 5 acres, <br />better serves the future development of the site. To facilitate <br />this development and the development of properties to the <br />north/east, we would recommend that a 30' drainage and utility <br />easement be provided along the eastern property line of the newly <br />created 1.94 acre parcel. <br />1. Approve subdivision request for 1.94 acres as provided for in <br />Ordinance No. 93-18 with the condition that a 30' drainage and <br />utility easement be provided on the east side of the property. <br />2. Return to staff for further consideration. <br />Option 1 <br />
