The <br />following comments are in addition to the items indicated on the attached Subdivision Application <br />Check List. <br />1. Shared driveway accesses were used previously on Apollo Drive and although not ideal, they are <br />acceptable. <br />2. Lakeview Circle is aligned opposite Lakeview Drive but the other two cul-de-sacs are not aligned <br />with any likely future roadways on the south side. Although in order to maintain reasonable lot <br />dimensions within Willow Ponds this doesn't appear possible. <br />3. Elm Street is currently Anoka County Road 12 but is scheduled to be turned over to the City in the <br />near future as part of the Apollo Drive Joint Powers Agreement. <br />4. The entire watermain extension leads to a dead-end. Proper sizing will be determined prior to <br />final design. <br />5. Hydrants are not spaced properly. <br />6. Gate valve locations must be determined. <br />7. The drainage information we've received indicates the house pad elevations will be acceptable <br />with only minor modifications to the storm sewer design. <br />8.
