AGENDA ITEM IV C <br />STAFF ORIGINATOR Mary Kay Nyland <br />DATE February 4, 1994 <br />TOPIC Minor Subdivision - Art LaCasse, 6609 24th St. <br />Mr. LaCasse is seeking approval of a minor subdivision splitting <br />6.21 acres from the balance of his 40 acre parcel. The property is <br />located on the east side of I-35 W south of Cedar Street and is <br />Zoned Rural. It is also located within the boundaries of the MUSA. <br />The purpose of this subdivision is to allow Mr. LaCasse to retain <br />the 6.21 acres as his homesite and sell the balance of the property <br />for development. <br />An 85' wide strip of property will be provided on Elmcrest Avenue <br />(24th Street) that could provide access to the parcel to the north. <br />It is questionable, however, if this piece is even buildable due to <br />extensive wetlands. The parcel to the west, however, has more <br />buildable land and could be accessed from the west when those <br />properties develop. <br />Ordinance No. 93-18 provides "...a habitable single family home <br />constructed prior to July 13, 1992 may reduce their lot size to a <br />minimum of one acre if the balance of the property results in a <br />parcel of ten acres or more..". <br />Staff would recommend approval of the subdivision as submitted. <br />OTT <br />1.
