AGENDA ITEM B <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE May 6, 1994 <br />TOPIC 94-13-P, Al Matheson, 7140 Sunset <br />Lot Reconfiguration <br />Mr. Matheson is in the process of selling his property at 7140 <br />Sunset. The area is Zoned R1 and those properties along Sunset are <br />within the MUSA Boundary. Mr. Matheson owns two parcels and <br />discovered that his out -buildings were actually located over the <br />property line. To correct this situation and facilitate the sale <br />of his homesite and adjoining lot, Mr. Matheson is proposing to add <br />24.5 feet from Parcel B to Parcel A. <br />Staff has reviewed this request and would recommend approval. <br />Utilities are available, from Blaine to serve the vacant Parcel B <br />and a lot width of 100' is more than adequate to meet the <br />requirements of the Zoning Code (R-1 Lot Width is 80'). <br />1. Approve subdivision/lot split with the condition that a Park <br />Dedication Fee be collected with the Building Permit for Parcel B. <br />2. Return to staff for further consideration. <br />Option 1 <br />
