�AC <br />Northwest Associated Consultants, Inc. <br />URBAN PLANNING • D E S I G N • M A R K E T RESEARCH <br />MEMORANDUM <br />TO: Lino Lakes Planning Commission <br />FROM: Alan Brixius <br />DATE; 5 August 1994 <br />RE: Lino Lakes - Behms Century Farms <br />FILE NO: 194.01 - 93.06 <br />When the Planning Commission last reviewed Behms Century Farms <br />proposed rezoning and MUSA amendment, they recommended denial of <br />the rezoning request on a 4 to 3 vote. <br />Since that action, the City Council and Planning Commission met in <br />a joint workshop meeting to discuss this development. At that <br />meeting, the City Council and Planning Commission discussed the <br />concerns and merits of the potential development. The City Council <br />suggested that this development may represent a logical growth <br />pattern for the City. In this regard, the City Council requests <br />that the Planning Commission outline conditions under which the <br />development will adhere to if the City Council chooses to approve <br />the development proposal. <br />In addressing the Planning Commission's past concerns, the <br />following list of conditions may be considered and added to: <br />1. The MUSA expansion to include Behms Century Farms be done as <br />part of a comprehensive City-wide MUSA expansion, not as a <br />MUSA land trade. <br />2. The future plat must comply with R-1 minimum lot area, width <br />and depth standards. <br />3. The developer is responsible for the full cost of utility <br />extension bringing municipal sewer and water to the site. <br />4.
