AGENDA ITEM <br />STAPP ORIGINATOR Mary Kay Nyland <br />DATE August 4, 1994 <br />TOPIC Ida Houle - Minor Subdivision <br />Ida Houle is requesting a minor subdivision to allow a one (1) acre <br />parcel of property to be split from the balance of her 60 acres. <br />Mrs. Houle, who is an elderly woman, would remain in the isting. <br />farm house and sell the balance of the parcel; to a buffer who <br />intends to' build a single family home and farm the 60 acres. <br />The property in question is Zoned Rural and is located on the east <br />side of 20th Avenue south of 80th Street. Ordinance No. 93-18 <br />provides "...a habitable single family home constructed prior to <br />July 13, 1992 may reduce their lot size to a minimum of one acre if <br />the balance of the property results in a parcel of ten acres or <br />more...". For P & Z information, the new buyer of the property <br />would be restricted to 10 acre lot minimums should he/she wish to <br />further subdivide the site. This, however, is not the intention of <br />the purchaser at this time. <br />Staff has reviewed this request and would recommend approval with <br />the condition that a park dedication fee be collectedwhen a home <br />is constructed on the balance of the 60 acres. <br />1. Approve minor subdivision as requested with condition that park <br />dedication be required on any new construction on the balance of <br />the 60 acres. <br />2. Deny request. <br />3. Return to staff for further consideration. <br />Option 1 <br />
