AGENDA ITEM C <br />STAPF ORIGINATOR Mary Kay Wyland - Planning Coordinator <br />DATE September 9, 1994 <br />TOPIC 94-23-P, Boe Ornamental, 484 Lilac Street, <br />Minor Subdivision <br />This case involves the rearrangement of lot lines for the property <br />located at 484 and 502 Lilac Street. The property is Zoned GI, <br />General Industrial and contains Boe Ornamental on Lot 1 and Lino <br />Blacktop on Lot 2. Lino Blacktop intends to split Lot 3 in half <br />and sell the Westerly Parcel A to Boe Ornamental. Boe Ornamental <br />would then like to expand their existing yard to the south onto <br />Parcel A. They are also considering a future expansion project <br />that could include the vacated Industrial Boulevard and <br />construction of a new building to the west. Parcel B will be added <br />to the Lino Blacktop parcel. <br />Our Economic Development Director, Brian Wessel, has been working <br />with the applicant on this request and their proposed expans.on and <br />would recommend approval of the minor subdivision. <br />The Ordinance currently provides that lots within the GI Zoning <br />District contain a mininum of 1 acre in lot area. The proposed <br />lots will exceed that requirement by approximately 22,000 square <br />feet. The proposed lots also meet the minimum lot width <br />requirement of 100'. <br />Park Dedication on these parcel was paid when the original <br />subdivision for the Lino Industrial Park was approved, therefore, <br />additional Park Dedication is not being required. <br />1. Approve Minor Subdivision as Submitted with the condition that <br />Parcel Abe combined with Lot 1, Block 2, Lino Industrial Park and <br />Parcel B be combined with Lot 2, Block 2, Lino Industrial Park. <br />2. Refer to staff for further consideration <br />option 1 <br />
