intersection of major roads have been identified as <br />commercial land use areas. Commercial land use types are <br />proposed to be consolidated into nodal areas rather than <br />in long linear strips. <br />Because of the potential traffic problems that this strip <br />commercial is likely to cause, the City has chosen to <br />eliminate it where feasible and replace it with a few <br />larger areas located near intersections. Consolidation <br />in concentrated areas allows for: <br />• Safer and more functional vehicular control (fewer <br />access interruptions along city thoroughfares. <br />• Efficiency - reduced shopping trips by combining <br />many commercial businesses into one general area <br />for potential one-stop shopping. <br />• Minimization of potential conflicts with adjacent <br />land use by minimizing the number of edges between <br />commercial and residential property. <br />Based on the preceding information, a re -zoning of a portion of the <br />property to GB, General Business is consistent with the <br />comprehensive plan. The site is located adjacent to an existing GB <br />District, the proposed Marshan Townhome development will provide a <br />good transitional zoning area, and the property is located on a <br />highly traveled roadway. <br />Compatibility. The Zoning Ordinance stipulates that the proposed <br />use should be compatible with present and future land uses in the <br />area. In determining the acceptability of the proposed zoning <br />amendment, it is beneficial to examine surrounding land uses. The <br />following is a listing of uses and zoning designations which <br />surround the subject site: <br />Direction Use Zoning <br />North Residential (Single Family Homes) R-4 <br />South Paint Distributer/Computer Sales GB <br />East Undeveloped R-4 <br />West Residential (Medium Density) R-3 <br />As indicated above, the surrounding land uses include high density <br />residential, and businesses with GB zoning, therefore, may be <br />considered consistent with the surrounding land uses. Should the <br />City approve the rezoning, any business development on the site <br />would have to provide adequate screening and landscaping to provide <br />a buffer to the single family homes to the north. <br />4 <br />
