NOS- 8-93 MON 1 E. = 1 4 0 p -75 <br />Recommendation <br />Based on the following review, our office recommends approval of <br />the site and building plan as requested by the 49 Club, subject to <br />the following conditions: <br />1. The City approve the requested building setback variance. <br />2. As required by ordinance, a landscape buffer must be provided <br />along Highway 49, County Road J and residential areas. <br />3. All trash handling equipment is contained in a closed <br />container. <br />4. All off-street parking areas conform to the minimum required <br />15 foot setback from public right-of-way. <br />5. The parking areas be stripped and handicap parking designated. <br />6. The site plan is modified to identify all of the following: <br />a. Off-street loading areas. <br />b. Location of outdoor trash handling area. <br />c. Off-street parking area. <br />d. Area of road right-of-way condemnation. <br />e. All lighting used to illuminate an off-street parking <br />area (if any) must be arranged to reflect light away from <br />adjoining property. <br />f. Landscape buffer areas. <br />7. A landscape plan shall be submitted showing detailed <br />landscaping along Highway 49, and within the County Road J <br />right-of-way. <br />The City Engineer provide comment/recommendation, in regard to <br />the grading and drainage of the site. <br />Any -additional signage shall meet the requirements of the City <br />Sign Ordinance, subject to City approval. <br />
