Nelson Engineering and is dated June 16, 1993. Our review was limited to
performing a drainage analysis to determine whether it is possible to create buildable lot areas within the
proposed subdivision. We have determined that buildable lot areas are feasible with the following
assumptions:
1. The Rice Creek Watershed District approves the wetland mitigation plan as it is shown on the
preliminary plan.
2. The lowest basement elevations can be raised to meet City standards. This would require an
adjustment of up to 2.5' on certain lots.
3. The roadway elevations can be raised to provide adequate cover over the proposed storm sewers.
If the Rice Creek Watershed District requires modifications be made to the wetland mitigation plan, the
drainage analysis will be significantly impacted. This plan should be submitted for review to the
Watershed District as soon as possible, however, the latter two assumptions should be addressed by the
developer prior to submission to the Watershed District.
JMP/mha
