Nelson Engineering and is dated June 16, 1993. Our review was limited to <br />performing a drainage analysis to determine whether it is possible to create buildable lot areas within the <br />proposed subdivision. We have determined that buildable lot areas are feasible with the following <br />assumptions: <br />1. The Rice Creek Watershed District approves the wetland mitigation plan as it is shown on the <br />preliminary plan. <br />2. The lowest basement elevations can be raised to meet City standards. This would require an <br />adjustment of up to 2.5' on certain lots. <br />3. The roadway elevations can be raised to provide adequate cover over the proposed storm sewers. <br />If the Rice Creek Watershed District requires modifications be made to the wetland mitigation plan, the <br />drainage analysis will be significantly impacted. This plan should be submitted for review to the <br />Watershed District as soon as possible, however, the latter two assumptions should be addressed by the <br />developer prior to submission to the Watershed District. <br />JMP/mha <br />
