AGENDA ITEM 10 B <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE November 9, 1995 <br />TOPIC 95-32-P, UDOR USA, 500 Apollo Drive, Minor <br />Subdivision <br />NO <br />UDOR USA constructed a building in the Apollo Business Park in the <br />Fall of 1994. Their original parcel of property consisted of one <br />(1) acre. UDOR has determined the need for an additional 10' along <br />the westerly property line to allow increased maneuvering and <br />driveway area for delivery vehicles serving their property. The <br />City has agreed to sell UDOR the additional 10' and a survey has <br />been prepared. The timing of this subdivision is good as it <br />coincides with the sale of three acres immediately west of this <br />parcel and a minor subdivision for Fogerty/Custom Remodelers. UDOR <br />will share a driveway access with Fogerty/Custom Remodelers. <br />The property in question is Zoned General Industrial and contains <br />a 6,000 square foot office/warehouse building. The City's <br />Comprehensive Land Use Plan indicates the property as Industrial. <br />Minimum lot area in an industrial district is 1 acre. <br />The Planning and Zoning Board reviewed this request and concurred <br />with the Staff recommendation of approval with the condition that <br />a 5' drainage and utility easement be provided along the entire <br />length of westerly property line <br />1. Approve minor subdivision with additional 5' drainage and <br />utility easement. <br />2. Return to staff for further consideration. <br />Option 1 <br />
