Memorandum Page 3 April 7, 1995 <br />The external roadway system consists of three roadway connections to Lilac Street. Prior meetings held <br />with Anoka County personnel indicated they would likely not object to these roadway connections as <br />long as turn and bypass lanes would be provided as they require. <br />Easements <br />Easements would be required over all drainageways, ponding areas, and public utility alignments. <br />Trunk Utility Costs <br />As discussed previously in this review, both sanitary sewer and waternain trunks would have to be <br />extended to serve the proposed site. The City Charter does not allow City tax revenue to be used for <br />trunk improvement projects. The proposed development must be able to support the cost of the <br />improvement through assessments to properties within the development. A preliminary review of the <br />assessments which would be generated by the lots shown on the Concept Plan indicates that this is <br />possible. <br />Summary <br />The plan as proposed generally conforms to City Engineering Standards and should not have a <br />significant adverse impact to existing City infrastructure. Any proposed improvements are subject to <br />review and approval of the City Engineer. <br />JMP/mha <br />
