COUNCIL MEETING APRIL 24, 1995 <br />approved in 1993. Issues regarding drainage, grading, parking, <br />and landscaping have not changed and all requirements of the <br />original permit are still in force. A deposit is still on file <br />at the City for final site improvements as they are not yet <br />complete. Landscaping work is proposed for early this spring. <br />Staff has reviewed this request and recommends approval with all <br />conditions outlined in the original conditional use permit and <br />the additional condition that proper building permits be obtained <br />prior to construction of the addition. <br />The P & Z Board recommended approval of the site plan review at <br />the April 12, 1995 meeting with the conditions outlined <br />previously. <br />Council Member Bergeson moved to approve the amended conditional <br />use permit with the conditions outlined above. Council Member <br />Elliott seconded the motion. Motion carried unanimously. <br />Consideration of a Minor Subdivision, City of Lino Lakes, Apollo <br />Business Park, Nol-Tec Systems, Inc. - Ms. Wyland used the <br />overhead projector to show the proposed location for Nol-Tec <br />Systems, Inc. in the Apollo Business Park. She noted that the <br />property is zoned General Industrial. The Lino Lakes <br />Comprehensive Plan also indicates that the area is Industrial. <br />The plat for the Apollo Business Park was approved by the City <br />Council in August, 1994. The plat contained lots 1, 2, 3 of <br />Block 1, and Lot 1 of Block 2, and three outlots, A, B, and C. <br />Commercial prospects had been anticipated for the four (4) lots <br />that were actually platted. U -DOR U.S.A has constructed a <br />building on Lot 1, Block 2 but the prospects for Lot 2 and 3 did <br />not materialize. <br />The City now has new prospects for Lots 2 and 3 of Block 1, <br />however, the lot size needs to be adjusted. Therefore, a minor <br />subdivision is being requested which will add the southwesterly <br />two-thirds of Lot 3 to Lot 2 for a total area of three (3) acres. <br />The remainder of Lot 3 will be added to Outlot A for future <br />platting. <br />Staff is recommending approval of the minor subdivision to <br />facilitate the development of Nol-Tec Systems, Inc. The P & Z <br />Board recommended approval at their April 12, 1995 meeting. <br />Mayor Reinert noted that there were representatives from Nol-Tec <br />Systems, Inc. in the audience and asked Mr. Wessel to introduce <br />them.
