TKDA
TOLTZ, KING, DUVALL, ANDERSON
AND ASSOCIATES, INCORPORATED
ENGINEERS • ARCHITECTS • PLANNERS
MEMORANDUM
Mary Kay Wyland,
To: Planning Coordinator
Copies To: Alan Brixius, NAC
From: John Powell
Date:
P
May 4. 1995
1500 PIPER JAFFRAY PLAZA
444 CEDAR STREET
SAINT PAUL, MINNESOTA 55101-2140
PHONE:612292-4400 FAX:612/202-0083
Reference: Site Plan Review
Rehbein Transit
6298 Hodgson Road
Lino Lakes, Minnesota
Commission No. 10414-950
We have reviewed the site plan dated May 26, 1994 prepared for the referenced property. Our
comments are as follows:
1. The plan does not show the existing topography for the site. Although the plan also does not show
any proposed grading it does indicate an area of "additional parking". If this area is created by
placing gravel in what is currently a grassy area, the amount of impervious surface will be
increased and also the amount of runoff leaving the site. The runoff rate from the site must not
increase.
2. There is a large hill immediately south of the site in question which was created as part of the Fox
Trace project. Any site landscaping must take the presence of this hill into account.
3. The City has obtained a permanent easement for utility purposes and a temporary easement for
construction purposes along the west edge of this property as part of the Hodgson Road trunk
watennain project. These easements are not shown.
4. The location of any existing on-site sewer systems is not shown. It cannot be determined if it is
affected by the proposed additions.
5. The timing of the proposed construction is not given. It must be coordinated with the trunk
watermain project to be constructed this summer.
If you have any questions, please contact me.
JMP/mha
