PLANNING & ZONING BOARD <br />May 10, 1995 <br />9. Trash shall be stored behind seven foot masonry <br />enclosures which match the building. <br />10. Screening to match building shall be provided <br />for rooftop heating/ventilating equipment. <br />11. All drainage, utility and grading plans shall <br />be submitted for review and approval by the City <br />Engineer. <br />12. Access to the site shall be provided by one <br />shared access drive. The developer shall sign a <br />"shared driveway agreement" prior to occupancy. <br />13. A development agreement shall be signed by the <br />developer and made a part of this site plan review. <br />Planning Coordinator Wyland noted the City Staff and the <br />EDAB Board have reviewed this request and would recommend <br />approval with the outlined conditions. <br />Mr. Richmann outlined the project, detailing the <br />materials proposed for construction. <br />Chair Schaps inquired if the developer has had any <br />commitment for spaces in the building as of yet. Mr. <br />Richmann stated there has been interest, but they did not <br />want to finalize any action until receiving City <br />approval. <br />Mr. Robinson indicated on the site plan only 47 parking <br />spaces have been noted, and the requirement would be 50 <br />spaces. Mr. Richmann indicated this issue has been <br />resolved and additional spaces have been gained to meet <br />the requirement. <br />Mr. Schones inquired as to the green space, is it 105 or <br />25%. Mr. Richmann indicated the requirement is 10%, but <br />the project is actually at approximately 20% to 25%. <br />Mr. Mesich asked about a lighting plan. Mr. Richmann <br />indicated a lighting plan will be submitted to Staff, the <br />developer would like the lighting to be congruent with <br />the others on Apollo Drive. Ms. Wyland noted the <br />lighting requirement is minimal and can be achieved with <br />Staff review. <br />Mr. Johnson inquired as to where the sign would be. Mr. <br />Richmann indicated the monument sign plan is usually <br />submitted to Staff at a later date. Mr. Wessel indicated <br />a sign permit is required, so the size, etc. will be <br />reviewed prior to issuance. <br />Chair Schaps request to add condition number 14: <br />14. Lighting requirement be fulfill prior to a <br />building permit being issued. <br />4 <br />
