STAFF ORIGINATOR Mary Kay Wyland <br />DATE May 18, 1995 <br />TOPIC 95-12-P,, Slue Heron Project, 3XX Apollo Drive <br />Minor Subdivision <br />This case involves a request to create a 2.4 Acre lot in the Apollo <br />Business Center. The property is Zoned Light Industrial and <br />intended for the Blue Heron Project - an office/warehousing <br />complex. Utilities are currently available to serve the site. A <br />50' utility easement will be required over the existing sewer and <br />water main that run along the approximate eastern border of the <br />proposed lot. <br />The City Zoning Ordinance, as amended by Ordinance No. 12-94, <br />provides one acre lots with 100 feet of lot width in the Light <br />Industrial Zoning District. The proposed lot meets those <br />requirements. <br />For P & Z information, staff, and the owner of the Apollo Business <br />Center, G. M. Development, have determined to plat the property as <br />parcels are sold rather than plat the entire site. This has <br />allowed greater flexibility for potential purchasers and expands <br />the options in marketing the site. <br />Staff has reviewed this request and would recommend approval of the <br />minor subdivision as requested with the condition that a 50' <br />utility easement be provided over the existing sewer and water main <br />on the eastern portion of the site. A site plan review follows <br />this item which will deal with site improvements including drainage <br />and utility concerns. <br />The Planning and Zoning Hoard recommended approval. of the minor <br />subdivision with the condition outlined above. <br />1. Approve minor subdivision with 50' utility` easen <br />existing sewer and water main on eastern border of site. <br />2. Return to staff for further consideration. <br />
