AGENDA ITEM 5B <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE May 18, 1995 <br />TOPIC 95-13-S, Blue Heron Project, 3XX Apollo Drive, <br />Site Plan Review <br />The Blue Heron Project involves the construction of a 20,196 square <br />foot building containing 6,720 square feet of office and 13,440 <br />square feet of warehouse. The property is located in the Apollo <br />Business Center which is Zoned Light Industrial. Office and <br />warehousing are permitted uses within this Zoning District. <br />It is the developers intent to offer space for rent in 2500 square <br />foot increments. A dock area is provided to access the warehousing <br />portion of the building. Phase IS involves a similar building <br />planned for future construction. This phase will also require a <br />subdivision and site plan review. <br />SITE AND BUILDING REVIEW: <br />Staff has reviewed the submitted site plan and would recommend <br />approval with the following conditions: <br />1. Proper building permits shall be obtained prior to <br />construction. <br />2. The proposed construction shall meet all building and <br />parking setback and height requirements. <br />3. A minimum of 10% green area shall be provided. <br />4. Landscaping shall be provided according to the site plan <br />dated 5/7/95. A sprinkler system shall be provided for <br />maintenance of all green areas. The City Forester shall <br />review said Landscaping plan to insure suitability of selected <br />species. <br />5. The exterior construction will be rock face block with <br />breakoff -block design. <br />6. An interior sprinkling system will be provided per State <br />Fire/Building Code. <br />7. B6-12 curbing shall be provided around perimeter of parking <br />
