Minnesota <br />Date: April 7. 1995 Commission No. 10414-953 <br />As per your request, we have reviewed the site plan for Nol-Tec Systems, Inc. dated March 28, 1995 <br />revised April 5, 1995, and prepared by Greystone Construction Company. This site is located on the <br />northeast corner of Apollo Drive and Fourth Avenue within the Apollo Business Park. It encompasses <br />all of Lot 2, Block 1 and a portion of Lot 3. <br />Sanitary Sewer <br />A 6" sanitary sewer service has been provided to this site as part of the Apollo Drive Trunk Utility <br />Improvements. The service depth is about 10' at the property line which can service the building <br />proposed. The service to the building must provide adequate cleanouts for maintenance purposes. <br />Watermain <br />A 6" water stub with a gate valve has been provided to the site which will provide adequate water <br />service. <br />Storm Sewer/Drainage <br />The ultimate destination for the surface drainage from the lots within the Business Park north of Apollo <br />Drive is a large ponding area located about 200' northeast of the subject site. The outfall from the <br />project site must provide at least a 0.50% slope in the swale from the site to the top of the pond bank. <br />This may require raising the site from the elevations shown. The final site design must incorporate rate <br />control as per City and Rice Creek Watershed District standards. <br />Roadways <br />Accesses are proposed both to Fourth Avenue and Apollo Drive. Apollo Drive is a limited access <br />roadway as per the City's Joint Powers Agreement with Anoka County. Access is limited to one per <br />every 600 feet of roadway. The driveway shown to Apollo Drive is not proposed to be a shared <br />driveway which means the next driveway will be 600 feet away. Fourth Avenue has no special <br />limitations in driveway connections. I would recommend however, that the proposed driveway be <br />located as far away from the intersection as possible to provide for better traffic flow at Fourth Avenue <br />and Apollo Drive. <br />
