AGENDA ITEM 3 B <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE April 21, 1995 <br />TOPIC 95-10-P, City of Lino Lakes, Minor Subdivision <br />for Apollo Business Park (Nol-Tec Site) Apollo <br />Drive <br />.............. <br />............... <br />The property in question is located within the Apollo Business Park <br />and Zoned General Industrial. The City's Comprehensive Plan <br />indicates the area as Industrial. <br />The Plat for the Apollo Business Park was approved by the City <br />Council in August of 1994. The Plat contained Lots 1, 2, 3, of <br />Block 1, and Lot 1, of Biock 2, and three outlots, A, B, & C. <br />Commercial prospects had been anticipated for the four lots <br />actually platted. UDOR U.S.A. has constructed,a building on Lot 1, <br />Block 2, but the prospects on Lot 2 and 3 did not materialize. <br />The City now has a new prospects for Lots 2 and 3 of Biock 1, <br />however, the lot size needs to be adjusted. We are, therefore, <br />requesting a minor subdivision which will add the southwesterly <br />two/thirds of Lot 3 to Lot 2 for a total area of 3 acres. The <br />remainder of Lot 3 will be added to Outlot A for future platting. <br />Staff would recommend approval of the minor subdivision to <br />facilitate the development of Nol-Tec Systems Inc. <br />The Planning and Zoning Board recommended approval at their April <br />12, 1995 meeting. <br />1.
