COUNCIL MEETING MARCH 27, 1995 <br />The proposed sign is an eight (8) foot by four (4) feet (32 <br />square feet) non -illuminated advertising sign. The property <br />owner, North Oaks Company or L. W. Hills, Jr., have provided the <br />City with a letter indicating that they have given permission to <br />CPDC to install the advertising sign on the site indicated. The <br />consent was given for one (1) year with probable continuation <br />after that period. <br />The northwest corner of County Road J (Ash Street) and <br />Centerville Road is approximately 950 feet from the nearest <br />single family residence (the Donlin residence) and 250 feet from <br />the structure on the northeast corner of County Road J and <br />Centerville Road which is being used at this time for a storage <br />building. <br />Staff is recommending approval of the advertising sign as <br />submitted with the following conditions: <br />1. The sign is constructed to withstand a wind load pressure of <br />30 O.S.F. <br />2. The sign is located at least five (5) feet from any property <br />line. <br />3. No illumination of the sign is allowed. <br />4. The installation of the sign shall not conflict with the <br />proper function or interpretation of any traffic sign or <br />signal. <br />5. The sign shall be maintained in good condition and the areas <br />around the sign be kept free from debris, bushes, high <br />weeds, and from anything else which would be an eyesore or <br />nuisance. The surface of the sign must be repainted at <br />least once every two (2) years or whenever necessary as <br />determined by the City Zoning Official to prevent the sign <br />surface from becoming unkept in appearance. <br />6. The permit owner shall be responsible for all of the <br />requirements of the Sign Ordinance, including the liability <br />for expense or removal and maintenance incurred by the City. <br />7. A sign permit shall be obtained from the City Building <br />Official. <br />8. The CUP shall be reviewed in two (2) years and if at that <br />time 90% of the subdivision is sold, the sign shall be <br />removed. <br />PAGE 9 <br />
