Road J., <br />Conditional Use Permit for Advertising Sign, <br />PUBLIC HEARING <br />This case involves a request by CPDC to install an advertising sign <br />for the Pheasant Hills Preserve development on a piece of property <br />located just north/west of the intersection of Co. Rd. J. and <br />Centerville Road. The property is Zoned Rural and according to the <br />City Sign Ordinance 9-84, <br />Section III, Subdivision 2. Sign Requirement <br />District: <br />"Advertising Signs. Allowed by Conditional Use <br />and Subd. 14. <br />Real Estate Development signs or construction site signs may <br />be erected providing they do not exceed one hundred (100) <br />square feet of area, are not more than fifteen (15) feet above <br />grade, and not within one hundred (100) feet of an existing <br />residential structure." <br />The proposed sign is an 8' x 4/ (32 square feet) non -illuminated <br />advertising sign. The property owner, North Oaks Company or L. w. <br />Hill Jr., have provided the City will a letter indicating that they <br />have given permission to CPDC to install the advertising sign on <br />the site indicated. The consent was given for one year with a <br />probable continuation after that period. <br />The north/west corner of Co. Rd. J. and Centerville Road is <br />approximately 950' from the nearest single family residence (the <br />Donlin Residence) and 250' from the structure on the north/east <br />corner of Co. Rd. J. and Centerville Road which is being used at <br />this time as a storage building. <br />Staff would recommend approval of the advertising <br />with the following conditions: <br />1. The sign is construction t0 withstand a <br />of 30 P.S.F. <br />sign is located at least 5/ from any property line. <br />the sign is allowed. <br />
